Conveyancing Paralegal

As our recoveries team grows a vacancy has arisen in the form of a Conveyancing Paralegal working specifically in the area of residential repossessions. The role is hybrid working from home and also our head office in Leeds City centre.

Our Team have been working in the specialist debt and asset recovery arena for over 40 years and are proud to advise and support clients with mortgage rehabilitation, late arrears management and pre-litigation collections as well as secured mortgage recoveries and conveyancing. The purpose of the Conveyancing Paralegal is Managing and progressing the sale of a portfolio of repossessed residential properties (Freehold, Leasehold & Shared Ownership titles), ensuring that clients represented by Walker Morris receive pro-active, consistent and efficient levels of service.

Key duties and responsibilities:

  • Handling own caseload of files from initial instruction through to completion of each sale and/or closure of our file, under the supervision of the Team Manager.
  • Undertake certain elements of fee earning work under supervision. In particular:
  • Matter creation on Casenet;
  • Obtaining and processing Official Copy documents and title deeds;
  • Reviewing property titles, identifying any issues that may delay a sale or have an adverse effect upon the sale price, and reporting these to our client (or their key suppliers) together with your commercially focussed recommendation on how to address each issue.
  • To liaise with other parties with an interest in each property (such as freeholders, management companies, housing associations), keep them suitably informed as to the progress of each sale, and ensure that any items required of them are received in good time so as not to delay a sale.
  • To issue contracts for sale and supporting documents to purchasers or their solicitors and liaise with them, addressing their enquiries, and maintaining suitable pressure to achieve the earliest possible exchange of contracts.
  • To effect appropriate checks with clients (or their key suppliers), to ensure that contracts are exchanged at the best possible sale price.
  • To ensure that all required documents and invoices are received in good time to effect completion.
  • To distribute sale proceeds in accordance with the requirements of both our client and the Law of Property Act 1925.
  • To ensure that our invoice for services are deducted from the sale proceeds if a sale completes, or presented to the appropriate person if a matter is to be closed prior to a sale.
  • Dealing with incoming telephone calls and correspondence from our clients, their key suppliers and parties who have and interest in a property;
  • Making outbound telephone calls to our clients, their key suppliers and any parties who have and interest in a property.
  • Working to clients agreed or departmental levels of service
  • Deal wherever possible with routine enquiries and communications from our client (or their key suppliers), ensuring that they are suitably updated on the progress of each sale.
  • General administrative tasks, such as MI reporting to clients.
  • Provide guidance, feedback and training to Trainees where required, passing queries you are unsure of to your team manager for guidance.
  • Identify areas that may benefit from improvement and communicate them to your team manager.

Person Specification:

  • Educated to A Level standard (grade C and above) or substantial experience in the sale of residential properties (ideally enforced sales).
  • Demonstrate focus and commitment to work duties.
  • Display a professional and assertive approach.
  • Have excellent organisational skills.
  • Be self motivated with a high level of enthusiasm and commitment.
  • Demonstrate excellent communication and interpersonal skills.
  • Able to operate flexibly and as part of a team.
