Housing Management & Litigation

Our team helps clients who need expert support with protecting and expanding their business and also dealing with legal compliance and operational challenges.

We’ve got deep sector experience which means our client list is incredibly varied – ranging from private and public sector landlords with national and international portfolios, to national operators, managing agents, fixed-charge receivers, retail lenders and asset managers.

Over time we’ve built a reputation for developing innovative ways to deliver our services and we’re proud to be able to offer our clients seamless integration of new technologies.  Our unique web-portal FreeHome™ is a great example of how we do this, providing clients with a fast, cost effective and transparent repossession service for rent arrears-based cases.  FreeHome™ also provides secure 24/7 access to download live case information and management reports.

We work in partnership with our clients, taking the time to really get to know their business and the people we’re working with. We’ll always try to add value. Our aim is to be viewed by clients as a trusted adviser and also as an integral part of their business, not just an external lawyer.

What we do

We have an experienced and multifaceted team of lawyers who advise in respect of a broad spectrum of contentious and non-contentious housing management issues, including long leasehold enfranchisement and forfeiture, Right to Manage, residential service charges, Right to Buy, issues arising from regulatory compliance (including health and safety/cladding and Equality Act), occupational agreements and operational policies/procedures, along with undertaking legal action regarding tenancy enforcement.

We understand that correct policies and procedures are fundamental to the efficient running of your organisation, as well as providing protection from legal and reputational risk. That’s why we work with clients to develop and review their operational documentation, taking into account legal compliance and best practice, as well as the needs of all stakeholders.

We can train your operational staff so they have an understanding of housing legislation and the impact of non-compliance, to assist with risk management. We’ll help your team understand the why as well as the how, and offer workshops that can be delivered on site or remotely.

Getting your documentation in order can seem daunting, but occupational agreements, legal notices and written communications are the foundations of successful property management. We can help  – we’ll provide a suite of template documentation, linked to operational policies and procedures where appropriate.

Should you have a tenant in breach of any of their obligations, we’ll guide you through the most appropriate steps to solve the problem.

Our tenancy enforcement services cover a variety of issues, including rent arrears recovery and repossession, anti-social behaviour and nuisance, and other breaches of tenancy.  We’ll make sure that you can act swiftly in these situations and help to prevent any unnecessary escalation, where that can be avoided.  We provide our unique FreeHome™ service via staged fixed fees. Our associated case management software enables us to serve rent arrears legal notices and handle associated possession claims with speed and accuracy.

We know that anti-social behaviour can have an impact on the whole community, so we’ll work with you to identify the best course of action and liaise with the Police and Local Authority where appropriate.
